Looking for answers about buying, selling, or living in a Downtown San Diego condo? Below are answers to the questions I'm asked most often after selling Downtown condos for more than 24 years.  This page is in process and I will answer them over the next few weeks....

Which Downtown San Diego condo building has the best amenities?

Answer: Pacific Gate offers the most extensive luxury amenities of any condominium building in Downtown San Diego.

What makes Pacific Gate unique is that it offers amenities unavailable anywhere else downtown, including:

Full-service concierge that can assist with restaurant reservations, event tickets, travel arrangements, and other personalized services.

Three resident Mercedes-Benz vehicles available for owner use.

A private (HOA owned) 50-foot yacht available for resident cruises.

Which condo building has the lowest HOA fees in Downtown San Diego? 

Answer: The Row Home style condos, such as The Kettner Row Homes or "Row Homes on F Street"

Which luxury condo building in San Diego is the best?

Answer: The best condo building is Pacific Gate.  Does not mean its the best fit for every buyer, reach out to me to discuss if its the right fit for you.  

Which condo buildings have the best bay views in San Diego?

Answer: The Metropolitan Condos, Harbor Club Condos, Pacific Gate Condos, Bayside Condos and The Grande.

Which condo buildings allow short-term rentals in Downtown San Diego?

Answer: None, no HOA allows rentals less than 30 days.  Some Row homes do not have HOA rules and you can do vacation rentals there.

Which condo buildings allow Airbnb in Downtown San Diego?

Answer: None, no HOA allows rentals less than 30 days.  Some Row homes do not have HOA rules and you can do vacation rentals there.

Which condo buildings allow pets in San Diego?

Answer: Every condo building allows pets, its most common to see a limit of 2 with no breed restrictions.  Some buildings like CityFront Terrace only allow one dog and tenants can not have a dog.  

Which condo buildings have EV charging?

Answer: Almost every building allows you to install an EV charger at your parking space at your own expense.  A few buildings have a common share charger you may use, such buildings include Pacific Gate and ICON.

Which buildings have guest suites in Downtown San Diego?

Answer: The Grande, Pacific Gate, Symphony Terrace, The Park (2), Meridian (5) and The Pinnacle.

Which buildings have concierge service in San Diego?

Answer: Pacific Gate has the only true concierge like you would find in a luxury hotel.  That person will make you dinner reservations, get tickets to shows, book catering for your cruise on the yacht, etc.  

Which buildings have 24-hour security?

Answer:  Too many to list, but a good general rule is high rises have 24/7 staffed security and mid rises do not.  Three high rises that do not have 24/7 staffed lobbies are, Alta, Aria and La Vita.

Which buildings have the largest floor plans in downtown San Diego?

Answer:  Park Laurel condos have the largest floor plans, starting at 2,625sf, next up is 3,228, and the townhomes and penthouses are even larger.  Also the Renaissance condo have a few floor plans about 4,500sf in two story penthouse and sub penthouse residences.

Which buildings have private elevators in San Diego?

Answer: Park Laurel condos and Park One condos both have elevators that open directly into your residence.  The Park has a few units with private elevators.  

Which condo buildings have fireplaces in downtown San Diego?

Answer: Im limiting my answer to just gas fireplaces, those are Grande South (1199 Pacific), CityFront Terrace and Park Place condos, Discovery Condos, Horizons Condos and Park Laurel condos.  

Which buildings have pools in Downtown San Diego?

Answer: In general, every high rise has a pool, except ICON.  All but two mid rise condos do not have pools, the two that do are Gaslamp City Square condos and the Palermo Condos.  

Which condo buildings in downtown San Diego have the best gyms?

Answer: The two best gyms in downtown are located at the Savina and CityFront Terrace condos.  Third place is a long way away from these two buildings.  

Which condo buildings have pickleball nearby in Downtown San Diego?

Answer: Condos in Little Italy (ie Breeza) and North Columbia neighborhood (ie Bayside) are close to the city pickelball courts at the County Administration building, aka Waterfront Park.  

Which condo buildings are the quietest in Downtown San Diego?

Answer: The Meridian is one of the quietest condos because its not too close to the train, airport or freeways.  Also there is 3 feet of air space between floors.

Which condo buildings have the best resale value in San Diego?

Answer: Pacific Gate and Savina, as both are the two newest condos with great amenities, 3rd newest is about 10 years older than these two.

Which condo buildings are best for retirees in San Diego?

Answer: Since you can retire at any age I think its safe from housing steering to answer this one.  Retired people often enjoy buildings with the most and best onsite amenities.  The Pacific Gate condos come to mind first because they have a concierge to assist you in getting tickets to local shows as well as hard to get dinner reservations, etc.  Plus having three Mercedes cars in the garage for resident usage and a yacht to take out on the bay really gives a boost in lifestyle thats hard to find in other buildings.  Most of the buildings on my top condo 10 list will have a lot of social clubs and activities among the residents to make new friends in the same building.  

Which condo buildings are best for second-home buyers?

Answer: A luxury high rise with 24/7 staffing and luxurious amenities appeal to part time residents because of the security of lock and go lifestyle as well as indulging in the onsite amenities when your in town.  Two of my favorites would be Pacific Gate condos and The Metropolitan condos as both have restaurants on the ground floor for super easy dining access.  

What is the best condo building in downtown San Diego for dogs?

Answer: Pacific Gate Condominiums, as they have a 2nd floor pet retreat and a big grass area right outside the lobby.  

Is now a good time to sell my Downtown San Diego condo?

Answer: The best time to sell a condo in San Diego is the Spring. Thats when the two big cities (Scottsdale & Palm Springs) with second home buyers come to shop before it gets too hot there.  Another good time is December as a lot of condo shoppers have time off of work and come to visit.  I have always found August to be the slowest month of sales. 
 How much is my condo worth?
Answer:  There are a lot of variables and even micro variables when determining the market value.  Best to consult with a Realtor that lives and works downtown and knows the buildings, competition, if the views at risk, etc.  I think you can easily be mislead by Zillow and other automated valuation models, mainly because they dont know the floor plan or view a condo has, which can impact the value tremendously.  They tend to under price the bay view condo and over price the city view condos because they average them out just based on the street address.  

Which improvements increase condo value?

Answer:  New countertops in the kitchen and baths help values a lot.  Second would be making a nice walk in shower, followed by new flooring if the old flooring is dated and try to get same floors in living room and bedrooms. 
 
Should I stage my condo?

Answer: Yes, your condo will sell faster with furniture in it.  Everyone buys on emotion, and hard to get excited about a vacant condo. Based on my 25 years of touring buyers around.  I have seen buyers that take a long time to buy, look and pass over a vacant condo that may need painting and new floors, then many months later we see it again and they really like it as the flipper, painted it and staged it.  Then the light bulb goes off, O this was the deal I was looking for a little touch up and make it a lot better.  But they did not have the vision to see the possibilities.

Should I sell furnished?

Answer: Yes if you can, as a lot of condos here in downtown San Diego are second homes and if you sell with furniture buyers can use right away and they like that, makes the property more attractive to them.  

How do I prepare my condo for sale?

Answer: Clean, clean, clean and de-clutter, "less is more".  You might consider having your countertops polished, re-grout bathrooms, paint neutral if needed.What repairs should I make before selling? Answer:  As many as you can, no one wants to buy a residence with non working appliances, faucets, etc.  
How do I choose the best Realtor?
Answer: Real Estate is HYPER LOCAL, often the closest living agent is the most knowledgeable about the area and can convince buyers what a great neighborhood or building it is to live in.  Also look for how that Realtor has presented previous listings online.  That is #1, online presentation as you need to get buyers interested as they scroll though the available inventory.   

What marketing sells condos the fastest?

Answer:  A personal tour by the agent representing the property that can tell them the best things about the building, neighborhood and contrast with the competing homes.  Amazing photos always help. not just great photos but amazing photos that have been professionally edited!

HOA Questions

What do HOA fees include?

Answer: Building maintenance of common areas including the exterior, often include water, gas and trash as well as insurance on the structure.  Also staff to manage the building.  

Which buildings have the highest HOA dues in San Diego?

Answer: Meridian, Metropolitan and Pacific Gate.Which have the lowest? Answer: Look for condo buildings that do not have any on site staff or amenities.  These would include the few "Row Home" complexes and some of the very small condo buildings.  
Why are HOA dues so expensive in downtown San Diego?
Answer:  Utilities, insurance and staff (management, security, housekeeping) salaries have risen a lot lately, driving up the HOA fees.  
Can HOA dues increase?
Answer: Yes they almost always go up each year, if not just by the local inflation rate, but also increases in utility rates, insurance rates and big unexpected repairs to the roof of common areas can cause the monthly rate to go up.
Are rentals restricted in downtown San Diego condos?
Answer:  State law is no HOA can require a lease over 30 days, it was common to see 6 and 12 month minimums, but no longer.  I do not know of any HOA in downtown San Diego that allows vacation rentals under 30 days (aka AirB&B).

Can I install hardwood flooring in a condo in San Diego?

Answer: Yes I think every condo in downtown San Diego will allow wood floors in the living room some buildings have restrictions for the bedrooms that bedrooms can only have carpet.  

Can I remodel a condo in downtown San Diego?

Answer:  Yes you can remodel you San Diego condo, every HOA will require you to submit your remodeling plans to ensure your not going to say cut into a wall and cut a common water pipe, or make changes that will disturb your neighbors when completed.  Every time you change the flooring you need to show the HOA the type of under-layment your putting in and its sound attenuation rating.  

Can I install EV charging?

Answer: Most buildings allow it.  You the owner will have to pay to run the electric conduit from a common area of the garage to your space and buy your owner charger.  As of 2026 I would budget $10K for this.  There might be instances where after a few people have installed them the buildings electric capacity is maxed out and you will have to wait for the HOA and SDG&E to bring more electric capacity into the building from the street.

Luxury Condo Questions

What is the most expensive condo building?

Answer:  Pacific Gate is the most expensive condo building in downtown San Diego.  

What are the most exclusive condo buildings?

Answer: The most exclusive condo building in downtown San Diego is The Metropolitan, there are less than 40 units in the complex, it sits on top of the Omni hotel, has its own lobby, staff and roof top pool.  

Which building has the best penthouses?

Answer: The best penthouses in San Diego are at these condo buildings: Pacific Gate, The Pinnacle, Harbor Club and Sapphire Tower.  All of these penthouses take up the entire top floor.  Some have never resold since the building was brand new.  If I had to guess at the prices, would be. Pacific Gate $15 million, The Pinnacle $15 million, Harbor Club $5 million and Sapphire Tower $8 million. 

Which buildings have valet parking?

Answer: The Meridian and CityFront Terrace are the two buildings in downtown San Diego that has valet parking.

Which buildings have marina views?

Answer: Many buildings have views of the Marina, some partial views.  The buildings with unobstructed views of the marina are: Harbor Club, Horizons and The Pinnacle.

Which buildings have yacht access?

Answer: Only Pacific Gate condos have a yacht for residence exclusive use.

Which buildings have smart home technology?

Answer: Only the Pacific Gate condominiums has smart home technology in each residence.  Some buildings like The Park - Bankers Hill condos are pre-wired for smart home controls, but not installed by the developer.

Which buildings have the largest balconies?

Answer: The condo buildings with the largest balconies in the downtown area are 41 West condos, The Park-Bankers Hill condos and some floor plans in the Pacific Gate condos.  

Pacific Gate Questions

Is Pacific Gate worth the money?

Yes, thinking about this question makes me think of the is a Rolex worth it question.  There will always be demand for Pacific Gate as most people think it has the best exterior design, best builder finishes and a few more amenities not found in other condo buildings.

Why is Pacific Gate so expensive?

Answer: Demand, everyone wants to own a condo in Pacific Gate, its really has no equals in terms of other buildings.  Some buyers have to have the best building and great views, Pacific Gate has everything a buyer could want in a condo.

What are HOA fees at Pacific Gate?

Answer:  Pacific Gate HOA fees are one of the highest, but not much higher than many other high rises.  They tend to be 5-10% above other luxury high rises.  

Which floor plans are best?

Answer:That really depends on buyers preference.  The first floor plan to sell out in the building was the 02 stack, that is the NW curved corner floor plan, its very popular as its has the most water views.  The 01 stack is probably the second most popular, its the NW corner with the very large west facing balcony.  

Which direction has the best views?

Answer, if by best you mean most views of the bay, then the West facing units, but the NE corner units (05stack, or 04 above floors 32) have amazing city views.  Know that the more water views you have the higher the price.
Which stacks have the least afternoon sun?
Answer: The 05 and 06 floor plans get the least amount of direct sunlight.  This location in the building on floors 33 and above would be the 04 floor plan.

Is Pacific Gate appreciating?

Answer:  Yes, every original owner of Pacific Gate has made a few hundred thousand dollars in appreciation.  Buyers love newer buildings and there are only 2 less than 10 years old, Pacific Gate and Savina, both re-sell really well.

Are there any upcoming listings?

Savina Questions

Is Savina better than Pacific Gate?

Answer:  In direct comparison, lets look at the things Savina has thats better than Pacific Gate:

first is Savina is newer, second Savina has a much bigger fitness center, third Savina has a dog washing station/room.

Savina is at a much more approachable price point that Pacific Gate and Savina has lower monthly HOA fees.

The things Pacific Gate has that are better than Savina are: Circular driveway entrance, true concierge, guest suite, higher grade interior finishes, 3 Mercedes, a yacht, larger floor plans, each unit is wrapped in glass for more light and more views. 

These two condo buildings are the only ones less than 15 years old in downtown San Diego.

Is Savina built by Bosa?

Answer: Yes Bosa Development built Savina.  Savina was completed in 2019.

Which Savina floor plans are best?

Answer:  The 02 floor plan, which almost all of them are on the NW corner was the first floor plan to sell out and is the most expensive because it has the best bay views and is a corner unit.  Next best option is really any corner unit, each has its pros and cons in terms of views and privacy from neighboring high rise condos.  

Does Savina allow pets?

Answer:  Yes, pets are allowed at the Savina condominiums, limit of 2, no breed or weight restrictions.  

Which side of the Savina building has the best views?

Answer:  The best views in Savina are from the West facing units, as they have the bay/water views.  However, the city views are amazing as well from the East facing floorplans, but most buyers prefer bay over city views and will pay more for those water views.    

Building Comparison Questions

Pacific Gate vs Savina

Answer:  These are the two newest condos buildings in downtown San Diego, Pacific Gate 2018, Savina 2019.  They were both built by Bosa Development.  They are both located in the Columbia neighborhood.  Pacific Gate is a little more exclusive with about 65 fewer residences and a higher purchase price point and higher monthly HOA fees.  Pacific Gate is located on the residential front row while Savina is located on the second residential row (from the bay).  The interior finishes at Pacific Gate are of higher quality.  Both have great amenities, Savina has one of the best and biggest fitness centers in downtown, about 3 times the size of the one at Pacific Gate.  Savina also has a dog washing room and a bike repair room.  Pacific Gate has some amenities Savina does not, those are: 3 Mercedes cars for residence use, a 50 foot yacht, a guest suite, movie theater room, business center with computers and color printer, a real concierge like you would find in a resort hotel and a big circular driveway entrance for easy ride share drop offs and deliveries.  While both buildings have an onsite pet retreat area, only Pacific Gate has a (large) grass area adjacent to the building.  

Pacific Gate vs Bayside

Answer: These are two of my favorite buildings.  Both built by Bosa Development, Bayside 2009 (3rd newest condo) and Pacific Gate 2018 (2nd newest condo).  Exterior: Pacific Gate is wrapped in glass while Bayside is more traditional with a lot of exterior concrete.  Bayside was very modern for its time in 2009 and still looks modern by todays style standards in terms of material finishes, quartz counters, modern cabinetry, etc.  Pacific Gate finishes are of higher quality with such details as motorized cabinets, in cabinet lighting, motorized shades, smart home electronics, Wolf & Subzero, vs Viking appliances.  Pacific Gate has a few more amenities, such as true concierge, guest suite and 3 shared Mercedes cars.  Both are located on the residential front row and both have nice large circular driveways for easy drop off and deliveries.  

Bayside vs Electra

Answer: Bayside is only 1 year newer than Electra (2009 vs 2008).
Bayside finishes are much more modern than Electra's for example Bayside has white quartz counter top while Electra has dark brown or dark gray granite counter tops.
Bayside is located on the residential front row while Electra is on the second residential row. 
Electra has the biggest and best community lounge of any condo downtown.
Bayside community room is very good, just not as large as Electra's
Bayside has a few smaller rooms as well, such as the movie theater room, wine tasting room and conference room.
Bayside has penthouse floors with several large floor plans about 3,000sf. 
Electra floor plans are all under 2,000 with some exceptions in the townhomes.  
Electra is 43 stories tall (the tallest condo downtown) while Bayside is 36 floors tall.  
Both are located in the Columbia neighborhood of downtown San Diego.

Pinnacle vs CityFront Terrace

Answer:  These two condo buildings are right next to each other in the Marina neighborhood.  The three biggest differences between them are Pinnacle is 35 stories, CityFront Terrace only 13 stories.  Pinnacle has 10 foot ceiling heights in the units, CityFront has 8-9 feet, with the lower ceilings heights found in the kitchen and bathrooms.  The third difference is most Pinnacle 2 bedrooms have 2 parking spaces, at CityFront most 2 bedrooms only have 1 parking space. 

These two condo building have almost identical amenities, lap pool gym, 24/7 front desk etc.  Note the gym in CityFront is significantly better than the Pinnacle gym and about 5 times bigger than the Pinnacle gym.  The Pinnacle does have a guest suite, CityFront Terrace does not.  In terms of parking, at CityFront Terrace they have valet parking, which is optional for some people, but mandatory for other units as some units share a tandem space with someone they do not know.   

Renaissance vs Park Place

Answer:  Both of these high rise condos are located in the Marina neighborhood, the Renaissance is a twin tower of 23 stories each while Park Place is a single tower 30 stories tall.  Both are full service condos with the common 24/7 staffing, pool, gym, etc.  The Renaissance condos are a couple blocks in from the bay, very centrally located, right across the street from the big Ralphs grocery store and the (office/biotech) Campus at Horton Plaza.  Park Place is located on the residential front row of downtown, as close to the bay as zoning allows.  

Park Place offers better views of the bay.  Renaissance has bigger floor plans, including the largest bedrooms in downtown.  Park Place was built by Bosa Development, Renaissance by Lambert Development. 

The Renaissance has some of the biggest penthouses in downtown, about 4,500sf a handful of them in each tower.  Park Place does not have any floor plans over 2,200sf.  

 

Harbor Club Condos vs CityFront Terrace Condos

Answer:  O this is a good one, very different physical buildings for sure, but yet so similar in many ways.  Both are two of the older condo buildings in downtown, Harbor Club about 1993 and CityFront Terrace also 1993, but half the building was rented and then converted to condos in about 2002.  
The Harbor Club is 41 stories tall vs just 13 stories at CityFront Terrace.  So the Harbor Club has superior views of the bay and with no other towers near by each unit has a really panoramic view.  CityFront Terrace has just a few units with bay views and the North facing units have amazing views of the downtown skyline.  
Both buildings have 24/7 staffing, lap pool, gym, community lounges etc.  
They are both located on the residential front row of downtown.  Both are in the Marina neighborhood.
Harbor Club has some retail units on the ground floor including Morton's steakhouse, CityFront does not have any retail units, its ground floor has two story townhouses around the perimeter of the building.  
CityFront Terrace complex has two linked structures, a 13 story tower and a 4 story historical building known as the Soap Factory which was converted from a soap making warehouse to both residential loft style residences as well as shared amenity spaces on the ground floor.  Of special note, of the first floor of the Soap Factory is the fitness center, which is arguably the best condo gym in downtown.
Lastly, at the Harbor Club you can buy large units near the top of the towers that can be from 2,500sf to about 4,000sf.  The largest units at CityFront Terrace are only about 1,500sf with a couple of exceptions of 2,000 units in the Soap Factory.     

Sapphire Tower Condos vs Electra Condos

Answer: Both are high rise towers in the Columbia neighborhood and both are on the second residential row in from the bay.  Electra has 6 units per floor while Sapphire Tower only has 4 per floor.  The top 8 floors at Sapphire Tower are huge 3,000 sf units, 1/2 of the floor for each and the elevator opens up into your residence, no hallways.  
Electra is the tallest condo building in downtown San Diego at 43 stories.
Sapphire Tower is only 33 stories, BUT everyone has a 10 foot ceiling, vs 9 feet at Electra.  
Amenities are pretty similar with Sapphire having a better pool, but Electra having a better social lounge, the biggest in downtown actually.

Savina vs The Grande Condos

Answer:  Both condos were built by Bosa Development and both are located in the Columbia neighborhood with The Grande towers on the residential front row and Savina on the second row.  The Grande towers were built in 2004/5 and Savina in 2019.  So the finishes in Savina are more modern in style, white quartz counter for example vs brown granite counters in The Grande.  
The Grande are two twin towers (operated independently of each other and share nothing) while Savina is just one tower.  From the sky looking down, Savina is a square, while each Grande tower is shaped like a triangle pointing towards the bay (west).  This is important, because every Grande unit has a great bay view from at least one room (except for the 1 bedrooms on the East side).  Savina, only the front West facing units have great bay views, NW corner, middle West and SW corner.  All the other Savina units only have a bay view from the balcony with the 05 floor plan (middle East) not having any bay views.  
At The Grande almost every 2 bedroom has two parking spaces, at Savina you more or less have to be about 1/2 way up the tower to start getting two parking spaces.  Many of the two bedrooms at Savina only have 1 parking space.  
Each Grande residence has a fireplace, gas in South tower, electric in North tower.  
The best most expensive floor plan in Savina is the NW corner as its bay view is the least obstructed by the Bayside condo building directly West.  At The Grande, the tip of that triangle which has 180 degree views of the bay is the biggest 1,944sf and most sought after.  Its 2+a den and its a very unique floor plan for downtown, no other building has anything like it. 
The grande has long lap pools Savina not so long but a nice pool deck area on the 5th floor with a view, vs Grande on ground level with no view.   Savina has arguably the best fitness center in downtown, also huge in size.  The Grande has very nice gyms as well, and only are inferior when comparing to Savina or CityFront Terrace condos gyms.  
Also maybe not appreciated enough until you live there, The Grande has a big circular driveway, great for catching a ride share and for delivery people.  Savina's lobby opens to a busy street with no drop off or car waiting area.
  

Pacific Gate vs The Grande Condos

Answer:  These are two great choices, both located on the residential front row in the Columbia neighborhood.  Both built by Bosa Development.  Both very unique in the architectural style of the buildings.  
The biggest difference are age, Pacific Gate built in 2018, The Grande in 2004, this age difference is easily noticeable in the designer finishes chosen for each building.  Example, the Grande has dark granite countertops, Pacific Gate white quartz counters.
Due to the unique shapes of these buildings, each has unique floor plans not really found elsewhere downtown. 
The Grande has the most unique floor-plan in all of downtown, know by some as the E floor plan (as labeled on the developers brochures) its the largest in the building and is on the front (West) side of the building and has 180 views out over the bay.  
The two best floor plans at Pacific Gate are the two front units, NW & SW units, also offering the most bay views in the building.  
Pacific Gate has a few more amenities not found at The Grande, such as the yacht, three shared Mercedes, movie theater, conference room and true chef concierge.  The Grande has a longer pool, but I think the pool cabanas and the area around the pool is better at Pacific Gate and their hot tub is much larger.  
Pacific Gate residences are wrapped in glass allowing more views from every room.  The Grande has more traditional concrete/drywall walls and inserted windows.  
The Grande has a row of townhomes on the ground floor in front of the buildings, these are exceptional values when viewed on a cost per square foot basis.  Pacific Gate does not have any townhomes.
Pacific Gate only has two units that are one bedrooms.  The Grande has about 30 one bedrooms in each tower.
