  • Other: Park Laurel is located directly across the street form America's largest urban park, Balboa Park, with 1,200 acres of gardens, museums and athletic facilities. The orientation of the two towers is not the same. Both towers are rectangular in shape. The South tower is parallel to Balboa Park, the North tower is perpendicular to the Park. This means the South tower units have more windows facing the Park or facing West if your on the 5th Ave side. Note the over all shape of the individual condos is also a rectangle, so there are more windows on one side (the long side) than the other. The long side of the units in the North tower either face South into the courtyard area or face North towards Hillcrest. 

If you like the Park Laurel condos, you may also want to check out the Park One condos also located across the street from Balboa Park.

Units facing these directions will probably see: 

  • West: Park Laurel condominium units facing directly west will be looking at an office building which takes up the entire block across the street. This building is know as the Mr. A’s building, because of the famous restaurant at the top named Mr. A’s. The high rise portion of this building is 12 stories tall. Units in the South tower of Park Laurel will see more of this building than the units in the North tower of Park Laurel. The above ground parking garage around the base of the Mr. A’s building is about 4 stories tall and is much wider than the high rise tower affecting views from every west facing Park Laurel condo, unless you are high enough up to clear that view. One of the best view location from Park Laurel, is the SW corner units as that view will encompass the downtown skyline, the bay and Point Loma. There is a four story condo complex, directly in line with the SW view, so I think views from the 6th floor and up are much better than those five stories and under. 
  • North: The North view from Park Laurel is a very panoramic and unobstructed view in 2010. Seems the real estate to the north does not have many high value buildings on it, with the exception of those right on sixth avenue, which are residential and will most likely remain there. Its the North view up the 5th avenue side of the block that I think as a risk of something new and relatively tall being built there that could obstruct those views up to Hillcrest. Note if you are in the South tower of Park Laurel looking North, you will be looking into the North tower of Park Laurel, across the common area courtyard with is pool. 
  • East: The East view from Park Laurel is of Balboa Park, it’s a very popular side of the building to be on, its mostly a green view of trees and grass with some of the building at the park set back a few hundred yards. 
  • South: The South view from Park Laurel is also a very sought after view, especially from the upper floors as you can see the downtown skyline and some bay. There are some lower floored buildings directly across the street which will obstruct the views of the lower floor units. There are some relatively tall buildings a little further down the street looking South, but still believe most Sough facing units will have a good view of the skyline, especially at night. Note if you are in the North tower looking south, you will be looking into the South tower of Park Laurel across the courtyard and pool area.

Like the most: Park Laurel residents have conveyed to me they love being right next to Balboa Park and also enjoy having some of the largest condo units in downtown.
Like the least: Some residents responding to the survey mentioned they dislike the airport noise with a few mentioning that one gets used to it after a while. Some residents also disappointed with the noise coming from the street.
Other comments: Park Laurel is one of the best built projects in downtown with very large floor plans. This building is perfect for those transiting out of large single family homes and estates into the condominium lifestyle as the units are very large. The category ratings for this building varied the most of any building downtown. While this building scores high marks for its quality and elegance it is located half way between the heart of downtown and the heart of Hillcrest. Both of which offer lots of shopping and dining etc. but being half way between the two results in most residents relying heavily on their cars as the distance to either one is too far for most to walk.
